Q. How much does it cost for a loft conversion?

A. price will be given verbally once your property has been viewed followed by a detailed itemised quotation.

Is there any hidden costs?

A. You will be given a fixed price to complete a loft conversion i.e. radiators, bathroom suite (if required) etc.  Anything outside the written quotation would be deemed an extra.

Q. How do we pay for our loft conversion?

A. Once you decide to go a head, you will receive a detailed itemised quotation along with a payment schedule showing the stage payments to be made, there are 6 stages of the works and 6 payments to be made.

Q. How long will it take to complete our loft conversion?

6 – 8 weeks to completion.

Q. Do you know your tradesman?

A. Our tradesman are well known to us as we use them on all our jobs!  They are highly skilled, friendly and very competent.

Q. Will you arrange the Plumbing and Electrical works?

A. Yes, this is all included in our fixed price.

Q. Is your Electrician Part-P certified?

A. Yes he is and documentation is issued on completion of the job.

Q. Is there enough room in our loft for a conversion?

A. When we visit your home to give your free estimate, we will measure from the existing ceiling to the underside of ridge, there has to be a minimum of 2.5 metres for a loft conversion.

Q. We have an existing extension, can we also have a loft conversion?

A. Yes you can, provided you have not used up all your permitted development rights, otherwise it goes to planning and there is no guarantee you will get exactly what you want.  Most conversions require the project to meet Building Regulations.
Permitted Development for a Semi Detached house is 70 cubic metres.
Permitted Development for a Terrace house is 50 cubic metres.

Q. What is the process?  When can you do our loft conversion?

A. Once a meeting date is agreed, Gerry will visit the site and establish whether or not a loft can be built, he will give you a verbal estimate on the day followed by a detailed itemised quotation.  The drawings take 2 weeks to be made and  it takes 6 – 8 weeks for your Permit for Development or for your Planning Permission to come through from the council.  Generally speaking within 3-10 weeks.

Q. How much will it cost for our drawings to be done?

A. £500 to £700 + VAT.

Q. How often does the Governor call on the job?

A. Every day.

Q. Is there much mess in the house whilst building works are in progress?

A. The mess is kept to a minimum and a false ceiling is laid in the stairwell whilst works are carried out to keep dust to a minimum.

Q. Do you give a guarantee?

A. Yes we give a 5 year guarantee on completion of the job.

Q. What areas do Room With a View cover?

A. All London post code areas and within about a 20 mile radius of the M25.
